Air conditioning and ventilation are significantly cheaper and easier to install in a new build than in a finished property. At first fix, refrigerant pipework can be concealed within walls and floors, ductwork can be routed through ceiling voids before boarding, and outdoor unit positions can be incorporated into the architectural design. The cost of changing course at second fix or retrofit is far higher — and the finish is always better when the system is designed in from the start.

New builds also face compliance requirements that older properties do not. When should I involve an AC installer in a new build project?

Ideally at design stage — before planning permission is submitted. We can advise on outdoor unit positioning that satisfies planning, pipe routes that work with the structural design, and Part O overheating strategy. At a minimum, involve us before first fix begins so we can install pipes and ducts within the fabric of the building.

Does my new build need to pass Part O?

Yes — all new dwellings in England must demonstrate compliance with Part O of the Building Regulations, which addresses overheating. Properties with south or west-facing glazing, open-plan layouts or limited shading are most at risk of failing passive overheating calculations. Air conditioning is one of the recognised compliant mitigation measures.

Do you work with main contractors and site managers?

Yes. We are used to working within construction programmes and coordinating with site managers on attendance dates for first fix and second fix. We can provide method statements and risk assessments as required by your principal contractor.

Can you provide Part O and Part F documentation for Building Control?
